We approached the sellers and advised them to let us clean the home up, trim the trees to enhance the views, do some basic staging, and help them make several hundred thousands more on the sale.  We won the deal, we did the work, our seller made significantly more money.  That client now refers us new business.

Staging

There is no question, in most cases some degree of staging, clean up, or "editing", will increase the value of a property.  We don't force property tune up on clients, but we can often give valuable assistance in preparing and positioning a home to attract  higher offers. We also believe most "fixers" and even properties deemed to be "tear downs" can be transformed with a relatively low budget to something charming and romantic.

The Sellers of this cute Spanish Santa Monica home moved to Utah and took their furniture with them.  We knew the home would sell for a higher price if it was furnished, so we brought in our own furniture, rugs and art.  We wanted to complement the Spanish character, make it cozy, and add enough color to make it fun. All of the art we brought in was “real”; oils, silk prints, photographs. The house looked fresh and organized, but not “staged”.

Staged - 10727 Wilshire Blvd, #504 - Westwood’s “Wilshire Corridor”

Our client’s father had moved to an assisted care facility and this unit needed fresh paint and more coordinated and less bulky furnishings. We brought in our furniture and art, and secured a large beautiful sectional couch from H.D Buttercup to anchor the living room where the Little Holmby tree top and mountain views were amazing.  The low-profile couch allowed buyers to see an unobstructed view of the mountains and Getty Center as soon as they walked in the door.

Staged vs. Empty - 486 E. Channel (Santa Monica, CA)​

Our seller inherited this Santa Monica Canyon home. We worked with him to clean up the property, clear out the house, paint and install new floors, and we staged it with our own furniture and art.  The price ended up too high for developers, and was bid up further by two families in a multiple offer scenario.

More Space, More Light & More Color - 10727 Wilshire Blvd #406​

In an effort to create added value for our seller, we changed up much of the furniture and all the art in this Remington Plaza home to make the space feel brighter, larger, and warmer. We actually commissioned the painting over the fireplace from local Venice artist Gary Palmer to both add color and compliment the existing marble and curtains. The results were satisfying.
